TI Asset Management was founded in 1995 under the leadership of Margaret (Marjy) Stagmeier. As a leading entrepreneur in the real estate industry, Marjy has successfully managed assets through three real estate cycles. Many companies were successful in the past decade but few companies or individuals have withstood the test of time. Having steered a multitude of companies through the economic trends of the past 25 years, Marjy is prepared for the current economic climate.
The leadership group has assembled an impressive team of employees and support vendors to assist their clients. The TIAM staff has extensive property and asset management experience with each person averaging over 15 years in the real estate industry. This depth of experience includes a broad range of property types including Class A luxury apartments, affordable apartments, smaller single-tenant buildings, large office towers, credit retail, and small retail centers.
Through years of relationships, we have established an experienced, strong core of professionals who complement our services. We rely on this network to provide specialized expertise including legal, appraisal, engineering, marketing, and taxation services.
TI Asset Management strives to achieve and maintain an organized asset management plan with owners, including an exit strategy at the time of management takeover. We understand that profitability in property ownership is the result of a sequence of small, smart decisions made in the day-to-day management. On-going reporting and communication with ownership is essential to streamline operations and maximize property profitability.

Margaret A. Stagmeier - President
Margaret Stagmeier has been an industry leader for over 25 years in both property and asset/portfolio management. Prior to founding TIAM, she was Vice President of The Matuschka Group in Munich Germany and managed their U.S. real estate portfolio valued at over $500 million. She is a graduate of Georgia State University with degrees in both Accounting and Finance. Although she passed the Georgia CPA exam, Margaret does not currently practice as a CPA. She holds Realtor/Brokers licenses in Georgia, North Carolina, and South Carolina. Ms. Stagmeier is a recognized author on topics of commercial real estate. In 1994, she authored the best selling book "Real Estate Asset Management: Executive Strategies in Profit Making", published by John Wiley & Sons, New York, which has been embraced by many universities, governments and Fortune 500 companies as a source textbook on the topic of Commercial Real Estate. This book is currently in its third printing and has been translated into Chinese. She is also a contributing author to "Managing Corporate Real Estate" published by John Wiley & Sons, New York, 1993. She sits on the Executive Board of the Atlanta Commercial Board of Realtors and the Georgia Institute of Real Estate. Ms. Stagmeier is a sought-after speaker and consultant in the United States and Europe on topics of real estate ownership and property management and has lectured at many organizations including The European Business School, Urban Land Institute, Georgia State University, AT&T, Prudential Insurance, and the Atlanta Commercial Board of Realtors. She is currently the most requested Real Estate speaker at the Harvard Business Club.Wendy Shumate - Vice President
Wendy Shumate has spent the last 36 years in property management. From 1974 to 1999, she focused exclusively on multi-family management for Atlanta based companies with portfolios of 1,500 to 2,500 apartments. The properties were located in Georgia, Tennessee, Illinois, Michigan, and Missouri. She developed expertise in management of distressed properties, renovations, and new construction. In 1999, she assisted in the formation of TI Asset Management, Inc. and has shared her vast experience while mentoring a staff of approximately 50 employees. Wendy assumed responsibility for managing commercial office and retail properties as the company expanded its owned and/or managed portfolio. All annual budgeting, financial reporting, due diligence, and take-over activities are completed with her direction and final approval. In addition, Wendy ensures completion of all capital improvements and renovation projects. She oversees marketing efforts for all the apartments and some of the office properties. Quality control in operations is her current focus. She is continually assessing procedures and policies to ensure OSHA and EPA compliance and enhance resident and tenant satisfaction. Wendy enjoys the respect and admiration of a very devoted staff.Robyn M. Lajevardi, CPM - Vice President
Robyn M. Lajevardi joined TI Asset Management in January 2010. Her key roles include marketing multi-family property management services and assisting in the development of income producing opportunities for the company. Robyn has over 30 years experience in commercial real estate leasing and management. Prior to joining TIAM, she was Senior Vice-President of Julian LeCraw & Co., Inc., (now JLC Southeast) responsible for the property management division from 1993-2003. During her tenure, managed units grew from 3,000 to 11,000 and included condominium conversions and condominium association management. To accommodate this growth, Human Resource and Training departments were developed under her guidance, including management and maintenance training in Spanish. She was responsible for all post-development activities for a 203,000 square foot retail center. Ms. Lajevardi gained her office leasing experience while working for two well-known developers. She worked in property management and leasing at Interstate North Office Park, a suburban office campus in Atlanta totaling over one million square feet, for Rockefeller Center Development Corporation (“RCDC”). Ms. Lajevardi repositioned an office development from medical focus to general office use for Courtelis in Marietta, Georgia. At Landauer Associates, Inc., a national consulting firm, Ms. Lajevardi conducted market feasibility and highest and best use analysis for all property types. She contributed to the land use plan adopted by Mobil Land for their Brickton development in Buford, Georgia. Ms. Lajevardi is a graduate of Georgia State University with a degree in Real Estate and Urban Affairs, a licensed Realtor/Broker in Georgia, a member of the Atlanta Commercial Board of Realtors, and a Certified Property Manager (“CPM”). In 2003, she was the president of the Georgia chapter of the Institute of Real Estate Management.Leadership/Culture
