Distressed Property Restructuring

TI Asset Management has experience in "thinking outside the box" to restructure and re-image commercial real estate properties. We have an extensive track record in taking distressed, non-productive properties and restructuring the business model within a budget guideline, to achieve stabilization and profitability.
Some examples of our re-imaging include:

Valley Place Apartments

Valley Place Apartments is a 250-unit apartment complex that was purchased by our client as part of a bankruptcy workout. The short-term asset management plan included a minor structural renovation. Problems included extensive interior water damage due to deteriorated roofs and foundations as well as balcony and stairwell structural issues. We also recommended minor aesthetic repairs to improve marketability. The renovation was completed in 18 months and property sold for a profit.

Gwinnett Place Office

Gwinnett Place Office is a 102,000 square foot office property and was purchased by our client as part of a portfolio of properties. The modernization included the replacement of the stairwell with an elevator, new floor surfaces, and paint and decor, resulting in improved rents and increased occupancy.

Madison Hills Apartments

Madison Hills Apartments is a 446-unit apartment complex that was in foreclosure with extensive interior and exterior issues. An intermediate-term asset management plan was organized and is in process to rehab distressed units, replace roofs and address extensive plumbing issues.
