TI ASSET MANAGEMENT CASE STUDY

In 2018, TI Asset Management accepted management of Summerdale Apartments, a 100-unit class C apartment community in southeast Atlanta across the street from Springview Apartments. The property was foreclosed in 2009 and the eventual purchaser was profit-motivated and did minimal investment in the community or structure elements. By 2018, the property was in poor repair and had a high incidence of violent criminal activity. The drug dealers dismantled the children’s playground and parents refused to allow their children to socialize in the community areas, due to safety concerns.

TI Asset Management worked with the Atlanta Police Foundation and Atlanta Police department to develop a security strategy to remove the criminal element and improve safety. Security cameras were installed, and gate repairs made limited the access by unauthorized people. A $750,000 renovation was organized including new roofs, sidewalks, interior renovations, and water submetering. Once the property was secure, TI Asset Management also worked with the Non-Profit Star-C to offer a free after-school program, summer camps, wellness initiatives. TIAM also worked with organizations like Georgia Power to make energy upgrades at the property as well as working with other programs that are designed around the social determinants of health. Our partners include Cub Scouts, Grady Hospital Foundation, Morehouse School of Medicine, United Healthcare, Buckhead Christian Ministries and other nonprofits and faith-based organization.

Today Summerdale is a transformed property now offering handicap accessible units, renovated units with new kitchens, for families earning 30-60% AMI. Summerdale also offers HOMEFLEX units in partnership with the Atlanta Housing Authority, a FREE after-school program, rental assistance programs, summer camps and wellness initiatives.
